New builds and large-scale residential developments present a unique security opportunity, installing the right infrastructure from the ground up, rather than retrofitting into a finished building. At USCN we work alongside developers, contractors, and housing associations to design and install complete security and communications infrastructure that meets modern compliance standards, protects residents and assets, and is built to last.
Every installation we carry out is compliant with the Data Protection Act and the CCTV Code of Practice. Where required, we specify and supply NDAA-compliant, European-engineered hardware from Axis, a genuine alternative for public sector and socially-funded developments where Chinese-manufactured surveillance equipment may not be appropriate.
01. Transparent fixed pricing
No waiting for quotes. Our pricing is published openly on our website so you can plan costs accurately from the start.
02. 12+ Years of hands-on CCTV experience
From analogue systems to modern IP networks, our founder has been working with CCTV since the age of 8, giving you expertise that no classroom can teach, applied to every stage of your development's security design.
03. GDPR and CCTV Code of Practice compliance built in
Every installation is designed and documented to meet UK data protection law and the ICO's surveillance camera code of practice — reducing compliance risk for you and your future residents.
04. Support
We offer multiple ways to contact us if anything goes wrong after handover. Ongoing maintenance plans are available for developments of any size, giving your residents and management team peace of mind long after installation is complete.
05. NDAA-compliant hardware available
For local authority-adjacent, socially-funded, or public sector developments, we can specify European-engineered hardware from Axis and Bosch that satisfies procurement requirements around Chinese-manufactured surveillance equipment.
06. Single contractor, full infrastructure
CCTV, access control, panic alerts, audio, and lift cameras — coordinated by one company rather than multiple separate contractors who don't talk to each other.
07. Fully insured
£1,000,000 public liability insurance via AXA, with every installation documented and warranted.
08. Every install funds our safety network
We are a public safety company first. Due to our limited by guarantee structure, profits fund free public safety cameras in communities across Surrey and South West London.
Our engineers will install and configure your full system, route cables neatly, and set up your NVR for your development. We can also connect the CCTV system to remote monitoring services like a Chubb or Secom control room via the internet so your future residents and businesses are protected 24/7.
Before any cameras go up we visit your development and design a bespoke camera placement plan to support theft identification, crime prevention and to discourage anti-social behaviour. To meet these objectives, we identify the best positions for maximum coverage based on your specific layout, entry points, and security priorities.
Once installed we walk you through your system so you know exactly how to use it to protect your future residents and businesses. You also get a 30 day aftercare window, if any camera isn't angled correctly or develops a fault, we come back and sort it at no extra charge to ensure your future residents and businesses stay protected.
Installing CCTV infrastructure during the build phase rather than retrofitting into a completed building delivers real, measurable advantages for developers and their contractors.
Cable routes can be incorporated into the building fabric during first fix — running through wall cavities, ceiling voids, and riser shafts before plasterboard goes up, rather than surface-chasing finished walls afterward. That means no damage to decorated surfaces, no snagging issues, and no remedial making-good costs. It also means the system is designed into the building rather than bolted onto it — a meaningfully better result for residents and for the long-term reliability of the infrastructure.
We coordinate directly with your main contractor and other trades on site, working within your build programme rather than around it, so camera and cabling installation doesn't delay handover or create conflicts with other first and second fix trades.
A residential development with communal CCTV has multiple data subjects — residents, visitors, delivery contractors — all captured on cameras they didn't choose. The developer installing that infrastructure is responsible for ensuring it's compliant at handover, and the management company or residents' association inheriting it needs to be able to operate it lawfully from day one.
We include a full compliance handover pack with every property development installation, covering:
Data Protection Impact Assessments
Privacy notices and signage placement, correctly worded and positioned to meet ICO requirements
Retention schedules and footage access procedures
A plain-English operational guide for management companies and facilities teams covering how to handle data subject access requests, police requests for footage (schedule 2 Data Protection Act 2018), and routine maintenance responsibilities
This protects your residents, protects you from compliance liability after handover, and gives whoever manages the building everything they need to operate the system lawfully from the day they take it over.
Large residential developments are typically delivered in phases. We design the security infrastructure for the whole site from the outset, with a system architecture that accommodates future phases rather than requiring reconstruction as each new block completes.
That means consistent coverage standards across the whole development, a single unified management system rather than separate systems for each phase, and no expensive rework when phase two or three comes online.
The developer builds the site. The management company or residents' association operates it. Those are often different organisations with different priorities and different levels of technical knowledge.
We don't just hand over a working system — we hand over a system that the people actually running the building can use, understand, and manage compliantly. That includes hands-on training for facilities staff, documentation written for non-technical readers, and ongoing maintenance plans that give management companies a single point of contact for everything camera-related rather than having to source their own contractors after handover.
The most significant risk in residential development CCTV isn't the installation itself — it's what happens afterward. A non-compliant system, installed without proper DPIAs, with incorrectly positioned cameras, missing privacy notices, or inadequate retention policies, creates liability that transfers to whoever owns or manages the building.
We design every installation to protect your residents and protect you from compliance liability long after the keys have been handed over. Every camera position is assessed against the ICO's surveillance camera code of practice. Every installation is documented. Every data subject's rights are built into the system from day one, not retrofitted when a complaint arrives.
That's not a legal disclaimer. It's a design principle we apply to every job, on every development, regardless of size.
Already have cameras specified or partially installed? We assess your existing plans or setup, identify coverage gaps and blind spots, and provide a written specification for improvements, a deliverable you can take to any contractor, not just us.
Professional camera installation across residential blocks, communal areas, car parks, entrance points, and open spaces. Fixed transparent pricing, free site survey, and 30 day aftercare included as standard.
Ongoing maintenance plans keeping your development's camera infrastructure running reliably long after handover. Monthly plans available with fixed call-out pricing and no unexpected bills.
Automated gate systems with integrated licence plate recognition, giving you a complete, timestamped record of vehicle access across your site. Scalable from a single entrance point to a full multi-entrance development.
Hardwired panic alert systems linking directly to your CCTV recorder — triggering an instant full-screen camera view of the relevant communal area and an immediate email alert when activated. Designed for residential blocks and communal buildings where rapid situational awareness matters.
Public address and audio systems integrated alongside your camera network, covering communal corridors, entrance areas, car parks, and open spaces as part of a unified site security infrastructure.
Corner-mount anti-ligature camera housings specifically designed for lift environments — flush-fitting, vandal-resistant, and blending naturally with lift interiors while eliminating tampering opportunities. Used in custody and healthcare environments for exactly the same reasons they work in residential lifts.
Pan, tilt, and zoom cameras in both automatic and manually operated configurations — providing flexible wide-area coverage for car parks, open spaces, and large communal areas that fixed cameras cannot fully cover alone.
We supply and install hardware from trusted European-engineered manufacturers including Axis and Bosch, a genuine alternative for public sector, local authority, and socially-funded developments where Chinese-manufactured surveillance equipment may not be suitable under current government procurement guidance.
